In many European countries, policies for the retrofit of existing buildings have achieved a significant degree of maturity and awareness within the national strategies of technical policy, highlighting the their conformity with commitments on the reduction of greenhouse gas emissions and energy consumption. The retrofit is well placed on a different level than the building maintenance as it aims to define new quality and new performance not originally planned, to adapt the buildings to advanced standards. The retrofit regards the scope of redevelopment project action implemented with additions, made mainly by innovative technologies and processes developed through new interventions with the satisfaction of new requirements. In the context of current European practices are distinguished two different approaches, on the one hand "whole house" and "deep retrofit", on the other more detailed and implemented actions in accordance with different priorities and lower energy standards. In the comparison between the practices of some of the major European countries and Italy, the focus is on a topic that in our country is subdued while in Europe is planned, assisted, managed on a clear policy acts. In addition to incentives, provided, however, with continued signs of uncertainty that does not reassure traders and investors, in our country lack funding strategies, policies for the access to credit, addresses for the quality of technical solutions.
