In the second year of the pandemic, the commercial real estate sector and office rental companies in the metropolitan cities of the old continent are in the perfect storm. Lockdowns and remote work intensify the demand for change for long affected places and production methods (Tejaswini, Herath, 2020). In fear of new waves, the experts experiment with solutions to restore the vocation of promoting social interaction and physical proximity to the office in safety by reviewing the organization of functions, access control and the circulation of user flows, morphology and dimensions (Dietz, Horve, Coil, Fretz, Eisen, Van DenWymelenberg, 2020). A renewed awareness of the symbiosis to be activated between the built and the natural context returns to strongly connote the architectural project, conditioned by the studies on the relationships between productivity and well-being, in terms of ventilation, indoor air quality, thermal comfort, lighting and acoustics (Papagiannidis, Marikyan, 2020). In the new normal, the world of nature is the theoretical reference for a project that reinvents the spatial organization of the office between open space and cubicles. It holds the environmental and economic views together thanks to technological innovation.
