The paper analyses the multi-stakeholder urban landscape regeneration occurred in Or-tigia (Siracusa). With the founding in 1997 of a Faculty of Architecture, here, local au-thorities and cultural heritage entrepreneurship establish operational and cultural syner-gies aimed at preserving and enhancing heritage. Over the course of twenty years, some important restoration and enhancement activities promote a domino effect on the urban landscape and community, triggered by the circularization of economy on the territory. In attempting to give heritage a new life, these projects promote new qualities for inter-ventions, searching for an equilibrium between preservation on the one hand, and dy-namic approaches to reuse and management on the other. Starting from the lessons learned in Ortigia, the paper outlines quality performance indi-cators within multi stakeholder heritage-led regeneration processes. The changes in the historic urban landscape performances over time will be related to the community em-powerment process within the asset regeneration and management.
